How Do I Prepare My House for Real Estate Photos?

Homes should be prepped and cleaned before my arrival. Realtor and/or owner should be present during the shoot, thus they can get an idea of what the final shots will look like.

Here are some tips to help ensure your real estate shooting date goes as smoothly as possible:

1. Start with your exterior and work your way in!

  • If possible, trim your lawn.
  • Hide any gardening equipment you might have lying around the front yard.
  • Clear the driveway.

2. Give your home a thorough general cleaning and decluttering.

  • Put away items with bright, distracting packaging such as shampoo bottles, cereal boxes etc.
  • Get rid of indoor trash cans.
  • Take care of any visible cabling or extension cords.

3. Hide personal items!

  • Tidy up and store your photos, posters, or any personal décor in a closet.
  • Hide any holiday decorations.
  • If you have pets, it’s best to plan ahead and have them spend the day of the shoot with a sitter.

Is it Better to Sell a House Empty or Staged?

It really depends on the market, in a sellers market, sometimes you don’t have to do a thing. In a buyers market, it could be the thing that tips the buyer over.

Another factor is price, are you selling your home for less than the median selling prices in the area? Chances are your home will move pretty fast anyway. Sometimes a realtor likes to sell their service, or push a friend’s home staging business and that might not be necessary.

For most sellers, home staging is the way to go — and for good reason!

A beautifully staged property will sell faster because it’ll be dressed for success. Combine amazing staging work with a set of quality home listing photos and you’ll have a winner in your hands. The best part is, your property can even sell for more.

In contrast, an empty home will sell a lot slower and will send an undesirable signal to buyers. Are Real Estate Photos Copyrighted?

Yes, the Federal Copyright Act of 1976 states that photographs are protected by copyright from the moment of creation. This means the photographer who shot your home listing photos takes copyright ownership.

When you hire me as your real estate photographer, I grant you the license to basically do as you wish, I just reserve the right to use the photos for marketing (such as posting it to my real estate photography portfolio).

Certainly double check with other photographers, but what you will typically get is a license that is granted to a specific person who will use the photos under the defined terms on your contract (such as advertising the property). Further to this, you, the licensee, cannot freely alter (edit) or redistribute the photos to anyone who isn’t specified in your licensing agreement without the copyright owner’s permission. The license’s lifetime (usually the listing’s duration) varies and you may want to consult with your real estate photographer to clarify your licensing terms.
